Condo and HOA railing painting

Balcony railings, fences and frames for associations, scheduled around residents and building rules.

Association projects are as much about logistics as paint: access, notices to residents, working hours, elevators and protecting common areas.

We plan the work with the board or property manager, keep each area masked and tidy while we work, and walk the finished sections with you. Licensed and insured, with proof of insurance available for your files.

What we cover

  • Balcony railings across a building
  • Pool deck railings and fences
  • Perimeter fences and gates

Process

How the finish is made

On site, without removal. Expected finish life in South Florida: 7–10 years.

  1. Inspect

We assess the existing coating and note oxidation, chalking and peeling.

  2. Clean & sand

Dirt, salt and loose paint come off. Rough areas are sanded smooth.

  3. Mask & prime

Glass, stone and surrounding surfaces are masked. A bonding primer made for metal goes on first.

  4. Finish coats

Multiple spray-applied coats build an even, uniform finish.

  5. Walkthrough

We clean up completely and review the work with you before we leave.

Questions

Condo & HOA: common questions

Do you work directly with boards and property managers?

Yes. We can meet on site, walk the property and give the association a written quote.

How do you handle residents during the work?

We follow building rules for hours and access, and work in sections so balconies and common areas are out of use for as little time as possible.

Can you provide proof of insurance?

Yes. We're licensed and insured and can provide documentation for the association's records.
